Sell a Fire Damaged House in the Central West End

The Central West End holds the largest and most valuable historic housing in the city. That raises what a rehabilitation is worth and also what it must satisfy, because the standards that come with the credits bite hardest on distinguished buildings.

The Credits Are Worth Most Here and Cost Most to Earn

A 25 percent state credit on qualified rehabilitation expenditures is a larger absolute number on a large expensive building than on a modest one. On the substantial housing here that can be a very significant sum.

What comes with it is the Secretary of the Interior's Standards for Rehabilitation, and those apply more demandingly to a building with more surviving historic fabric. Windows, joinery, plaster, stair details and exterior character all become matters the reviewing offices care about. The full position is on our page covering historic credits, brick and condemnation.

Do the Standards Make a Rehabilitation More Expensive?

In places, yes, because they constrain how work is done rather than only what is done. Set against a credit worth a quarter of qualified expenditures, the net position is usually still strongly favourable. But it is a trade rather than free money, and worth understanding before committing to a scope.

Which Makes the Approval Sequence Critical

The area built out principally between the 1890s and the 1920s. Missouri's credit is 25 percent of qualified rehabilitation expenditures here, and the federal 20 percent applies to income-producing property for a combined 45 percent. Credits may be carried back 3 years or forward 10 and can be sold or transferred. The programme dates from 1997.

The advice to wait for signed approval of the scope before undertaking demolition or construction matters most on exactly this stock, because there is most to lose and most historic fabric that could be removed by well-intentioned early clearance.

After a fire in a large house the instinct is to strip out damaged plaster and joinery quickly to stop further deterioration. On an eligible building, doing that before the scope is reviewed can remove the fabric the credit was meant to preserve.

What Can I Safely Do Straight Away?

Secure the building and take steps that stabilise rather than rehabilitate: closing openings, covering a failed roof, making the structure safe. Anything that removes historic material is worth asking about first, and the preservation office's architectural team advises before applications go in at no cost.

We publish no values or rehabilitation figures for the Central West End. Houses here range from substantial to very large with widely varying survival of original fabric, and a general number would mislead in both directions.

The Shell Question at Scale

These are masonry buildings and the same logic applies as elsewhere in the city, with larger numbers attached. A sound shell removes the demolition, carries the structure and holds the eligibility.

On a building of this size the shell assessment is also more complex: party walls, chimney stacks, parapets and heavy stone detailing all behave differently under heat, and a general condition opinion is not the same as a structural one. On values at this level the engineer's fee is trivial against what it settles.

The Central West End in Context

Where the same credits apply to smaller and more consistent brick housing, see our page about the south side brick neighbourhoods. Where preserved streets sit at values between the two, see our page for a belt of preserved brick streets.

Central West End Questions

The Plaster and Joinery Are Badly Damaged.

Ask before stripping it. On an eligible building the fabric is what the credit preserves, and removing it ahead of scope approval is the commonest way owners lose the benefit.

Is the Credit Worth the Constraints?

Usually, on a building of this value, because the credit scales with the expenditure. It is worth modelling both ways rather than assuming either.

Will You Buy a Large Historic House Here?

Yes, and we will say plainly when a rehabber working with the credits can pay more than we can. On this stock that happens often.
