The distinction that matters most out here, and the one owners and out-of-area buyers most often get wrong.
City brick buildings are structural masonry: the walls carry the loads. A great deal of suburban housing is wood frame with a brick veneer skin, and the veneer carries nothing. It looks like brick and it behaves like siding.

Most of this housing dates from the 1950s onward. Missouri's rehabilitation credit applies only to certified historic structures, which post-war suburban stock rarely is, and runs at 25 percent of qualified expenditures within St. Louis and 35 percent outside the two largest cities. The federal 20 percent is limited to income-producing property.
With no shell in play, the file reduces to whether the framing survived. Older dimensional lumber can sometimes be repaired in sections. Missouri's credit has run since 1997 and can be carried back 3 years or forward 10. Engineered trusses and floor systems in later construction come out whole once heat-exposed.
A fire contained below the roof structure frequently restores. One that reached it generally produces a rebuild, and on regular suburban lots that is a manageable outcome rather than a difficult one, because access is straightforward and clearance is an ordinary job.
Is a Frame House Worth Less After a Fire Than a Brick One?

That is simpler, and it means fewer buyers have an advantage over one another.

Only if it is structural masonry rather than veneer, and out here it usually is not. Worth confirming, because the two are worth very different amounts after a fire.
Could My House Be Historic?
Possible but uncommon on post-war stock. If it predates the suburban expansion it is worth checking with the State Historic Preservation Office, since the answer changes the numbers considerably.
